Appraisal Problem Solved

Single-Family Rental | DSCR Refinance

The initial appraisal came in well below the value the borrower expected, creating a major problem: the investor needed to refinance out of existing hard-money financing.

I helped the borrower work through the appraisal process, provide relevant property information and pursue a new appraisal.

Ultimately, the property received the value needed for the refinance and the borrower was able to pay off the hard-money loan.

THE RESULT

A difficult appraisal didn’t have to kill the refinance.

The challenge

Refinancing out of hard money after a difficult initial appraisal.

All the Money Back — Twice

Two Single-Family Rentals | Cash-Out DSCR Refinances

This investor had two rental properties and needed a cash-out program capable of reaching 80% LTV.

I found a DSCR program that fit the scenario and helped the borrower navigate appraisal issues and the refinance process on both properties.

Ultimately, the borrower was able to recover 100% of the capital invested in both deals while retaining both rental properties.

THE RESULT

Two properties. Two refinances. 100% of invested capital recovered.

The financing goal

An 80% LTV cash-out program that fit both rental properties.

WHAT THE FINANCING MAKES POSSIBLE

More Than a Loan.
A Portfolio Move.

For a real estate investor, the loan isn’t the end goal.

The goal might be getting your renovation money back. It might be replacing expensive short-term financing. It might be pulling equity out to fund the next acquisition. Or it might simply be putting stable long-term financing underneath a rental you plan to own for years.

That’s why I want to understand the deal before I start talking about the loan.
