INVESTOR. REALTOR. LENDER.
About Josh
I Was an Investor Before I Was a Lender.
I didn’t get into real estate by selling loans.
I got into it the same way most of my clients did — buying properties, renovating them, renting them, refinancing them and trying to figure out how to buy the next one.
Today I own 60 rental doors and have personally financed more than 80 of my own investment properties.
I’ve been the borrower dealing with appraisals, underwriting, insurance, entity documents, seasoning requirements, prepayment penalties and the inevitable request for “just one more document.”
Eventually, becoming a lender felt like a natural extension of what I was already doing. That’s how MIH Lending started.
YEAH, THIS IS PERSONAL
Yeah, I Really Like Real Estate
You know the scene in the classic movie The Sandlot where the narrator explains that, to most of the guys, baseball was a game — but to Benny “The Jet” Rodriguez, baseball was everything?
with real estate.
I love it. I love every aspect of it.
I love buying properties. I love walking through a beat-up house and figuring out what it could become. I love running the numbers, putting deals together, working through renovations, analyzing rents, talking financing and building a rental portfolio.
I started as an investor. Then I became a licensed Realtor. Now I’m a lender.
Real estate isn’t just an industry I happen to work in. It’s the thing I could talk about all day.
Like Benny with baseball, I could talk real estate all day, all night, rain, shine or tidal wave.
That’s ultimately why MIH Lending started. Lending isn’t some unrelated financial product I decided to sell. It’s another part of the real estate business I already love.
I’VE BEEN THE BORROWER
I’ve Sat on Your Side of the Closing Table
Before I ever originated loans for other investors, I had already financed dozens of my own investment properties.
“I bought it for $120,000, put $35,000 into it, it’s worth around $220,000 now, rents for $1,700 and I want as much of my money back as possible…”
AN ILLUSTRATIVE INVESTOR SCENARIO
I know exactly what you’re trying to do.
You don’t have to teach me what BRRRR means. You don’t have to explain why leaving $5,000 in a deal instead of $40,000 matters, why the appraisal can make or break a refinance, or why timing matters when you need to recycle capital into the next property.
I’ve made those same calculations with my own money. When we talk about your financing, I understand the investment behind the loan.
THE FINANCIAL BACKGROUND BEHIND THE DEALS
An Investor Who Happens to Be a CPA
The Accounting QuickStart Guide

I’m a CPA, and I spent years as a tax professional. I built and sold two accounting/tax businesses and am the author of the Amazon best seller The Accounting QuickStart Guide.
That background matters in lending. I understand numbers, financial statements, tax documents, entity structures and how financing fits into the economics of an investment.
A loan can look great by itself and still make no sense for the investor.
The goal isn’t simply to get a loan closed. It’s to understand what you’re trying to accomplish and determine whether the financing actually helps accomplish it.
FROM EXPERIENCE TO A BUSINESS
From Borrower to Lender
After personally financing more than 80 investment properties, I had a pretty good idea of what I wanted from a lender:
- Know real estate.
- Know the loan products.
- Communicate.
- Solve problems.
- Get the deal across the finish line.
MIH Lending was built around those principles.
In my first nine months originating loans for other real estate investors, MIH Lending closed more than $5 million in investor financing.
Rental properties. DSCR loans. That’s what I do.
I’m not trying to be everything to everybody. My focus is financing rental properties through DSCR purchases, rate-and-term refinances and cash-out refinances.
JOSH & COURTNEY
A Family Business

I live in Dublin, Ohio, with my wife Courtney and our three kids.
Courtney is also involved with MIH Lending. She helps keep loans moving by working with clients on documents, outstanding items and communication throughout the process.
I’ll be the person working with you on your financing and loan options, but don’t be surprised if you hear from Courtney along the way. Her job is to help make sure nothing falls through the cracks and your loan keeps moving toward closing.
START WITH THE DEAL
If You Want to Talk Real Estate, You’ve Come to the Right Place
You don’t need to know which loan program to ask for. Start with the deal.
Tell me what you bought it for, what you put into it, what it’s worth, what it rents for and what you’re trying to accomplish.
You bring me the deal. I’ll help you figure out the financing.
